Location of new development EASE?

EASE is located between Elsrijkdreef and Eensgevonden in Amsterdam-Zuidoost in the renovated E-Buurt Oost, part of the new Barrio Lobi neighborhood.

What is the surrounding neighborhood like?

EASE is situated in a green, low-traffic residential area where connection, tranquility, and nature are central. The neighborhood is spaciously designed with a strong focus on greenery, play, and community living.

What types of homes are being built in the EASE project?

A total of 53 family homes will be developed within this neighborhood. In addition, 125 owner-occupied apartments will be built. These apartments are currently for sale and are expected to be completed in the first quarter of 2029 (click here for current availability). There will also be 174 mid-range and private sector rental apartments across three residential blocks on the surrounding plots. here for current availability). There will also be 174 medium and free sector rental apartments in three building blocks on surrounding lots.

 Has the public space in the new neighborhood been designed with greenery and social interaction in mind?

Certainly. In the plans for the public space, locations have been reserved/designated as community areas. These are spaces intended for social interaction and greenery. Think of a shared vegetable garden or other green meeting places. These areas are municipal property, and the further development of these spaces will be elaborated at a later stage.

Are there schools and childcare facilities nearby?

Yes, there are several schools and childcare facilities near EASE, located in the E-Buurt. These include De Brede School, OBS Het Atelier, and Open School Community Bijlmer. Nearby childcare locations include De Blokkenhut and Het Vogeltje.

Are there supermarkets nearby?

Yes, there is an Albert Heijn supermarket in the E-Buurt on Bijlmerdreef, and another supermarket is planned near EASE in the future.

Are there sports facilities nearby?

There are fine running routes through the Bijlmerweide and the Diemerbos. Moreover, athletics club AV Feniks and volleyball club Zuidoost United are within walking and biking distance, you can cycle to the sports fields of Watergraafsmeer within 13 minutes, and there are plenty of gyms, dance studios and sports parks in the immediate vicinity.

How many single-family homes will be built?

There will be 53 family homes for sale.

What are the characteristics of the different types of housing?

+

EASE includes the following housing types:

  • Courtyard terraced houses these houses have a width of 5.10 m and a living area of approximately 100 m²2 , with 2 floors.
  • Parkside terraced houses: these houses have a width of 5.4 m and a living area of approximately 100 m²2 , with 2 floors.
  • Semi-detached houses Egoli: these houses have a width of 5.4 m and a living area of about 130 m2 spread over two residential floors with a rooftop structure.

All homes will have private parking and outdoor storage. In addition, the homes will be equipped with their own PV panels.

Do the homes have a garden?

All single-family homes have private gardens. The exact location of the gardens can be seen on the Home finder.

Will the homes be delivered with a bathroom?

+

Yes, the homes will be delivered with a fully finished bathroom, including tiling and sanitary fittings.

Will the homes include a kitchen?

+

The purchase price (V.O.N.) includes a kitchen voucher of €5,130 (including VAT). This voucher can be used exclusively with the project’s designated kitchen supplier. Can I customize or modify the layout of my home?

The home can be customized to a certain extent to your liking. For exact options, find more information on the buyer's choice list available at the start of the sale.

Fixed layout changes are offered. Existing electrical points on the house plan will not be relocated. However, expanding the electrical points is a possibility. The position of ceiling light points and mechanical installation valves will not be changed. Casco toilet and bathroom is possible.

Options for expansion and façade changes are temporarily available and may expire. Available options must be chosen no later than the signing of the purchase/contract agreement.

When can I discuss options with the contractor’s buyer advisor?

Once you have purchased a home, you will be invited by the buyer advisor for a consultation. During this meeting, the customization options will be discussed in detail.

Is parking available?

Yes, all family homes include a private parking space, located either directly at or near the home, and included in the purchase price (V.O.N.). It is also possible to install a private charging station for an electric vehicle. More details can be found in the buyer’s options list.

 

Sales & Conditions

What are the sale prices?

The sales prices of the family homes are from approximately €525,000, freehold and excluding ground rent, including one parking space for the row houses (Erf- en Parkwoningen) of approximately 100 m2.

For the Egoli semi-detached houses of about 130 m2 including 1 parking space, the price starts from about €650,000, freehold and excluding ground rent.

What does “V.O.N.” (freehold purchase price) mean?

The purchase price includes notary costs for the transfer deed and applicable taxes such as VAT.

Are the homes sold under ground lease?

+

Yes, the homes are issued under perpetual ground lease by the Municipality of Amsterdam under the General Provisions 2016.

At purchase, you can choose to pay an annual indexed ground lease fee (canon).

Alternatively, you can opt to buy out the ground lease perpetually.In that case, the municipality charges additional interest on the buyout sum. Your financial advisor can provide further details.

Exact amounts for the ground rent and buyout will be included in the price list at the start of sales, along with a detailed explanation. Please note that ground lease costs affect your maximum mortgage capacity.

 

Is there an owner-occupancy requirement?

Yes, the homes are subject to an owner-occupancy requirement as set by the municipality for new-build owner-occupied homes. This means the property must be occupied by the owner. However, renting to a first-degree family member (such as a child) is permitted. For full details, see the regulations regarding owner-occupancy requirements. How can I apply for a family home in EASE?

You will also be asked to upload a financial statement or mortgage pre-approval. After the registration deadline, homes will be allocated based on preferences, with priority given to applicants who have submitted a positive financial check.

What is a financial statement or mortgage pre-approval?

This is a written statement from a bank or mortgage advisor indicating the amount you can borrow for this project, taking ground rent into account.

When does the sale start?

+

Saturday, June 6, the sale of EASE's 53 single-family homes began. 

Through the Home finder you can register for a single-family home of your choice. By clicking on the situation map, you get information about a specific home and see the corresponding floor plan and images. Select your favorite home(s) and add them to your account. Complete the start sales form, upload your financing statement in your personal account and complete your registration. With a positive financing statement you can get priority in the allocation of the properties!

When does construction start?

Construction is expected to start in the first quarter of 2027.e quarter of 2027.

When will the family homes be completed?

+

The expected completion of the family homes is approximately 18 months after construction begins.
