Where is new construction project EASE located?

EASE is located between Elsrijkdreef and Eensgevonden in Amsterdam-Zuidoost in the renovated E-Buurt Oost, part of the new Barrio Lobi neighborhood.

What kind of neighborhood is EASE located in?

EASE is located in a green, car-free residential area where meeting, rest and nature are central. The neighborhood is spacious with much attention to greenery, playing and living together.

How many apartments will be built?

+

There will be 125 owner-occupied apartments.

Are there other housing types?

+

This plot will consist exclusively of owner-occupied apartments. Another plot within EASE will include family homes for sale, which are expected to go on sale in the second quarter of 2026. Additionally, the surrounding buildings will consist of mid-market and private sector rental apartments.

How big are the apartments?

The apartments have a living area of about 65 square meters.

How many rooms do the apartments have?

+

There are studios and two- and three-room apartments. In some two-room apartments it is possible to have an (extra) study realized as an optional extra.

How will the apartments be finished?

+

The technical description contains all information about the construction of the project and how the apartments will be constructed. You can find it under Downloads. In addition, there are several possibilities to customize the apartment as additional work to your own choice. All possible choices will soon be listed in the buyers' choice list.

Are adjustments possible in the apartment?

Modifications in the apartment are limited, specific wishes can be discussed with the buyer's guide.

Is it possible to leave out certain items?

+

It is not possible to remove the plumbing. The kitchen can be omitted, but no financial compensation will be providedif the kitchen is not installed.

Are the apartments delivered with a bathroom as standard?

+

The apartments come complete with beautiful tile work and plumbing fixtures.

Are the apartments delivered with a kitchen?

+

A kitchen voucher of €5,130 (including VAT) is included in the purchase price of the apartment. This voucher can be used exclusively at Eigenhuis Keukens. Based on the value of this voucher, Eigenhuis Keukens has designed a kitchen that matches the standard installation points and the layout possibilities of the apartment.

In addition, Eigenhuis Keukens has developed an alternative layout with a cooking island. This option is available at an additional cost compared to the value of the kitchen voucher. In the Eigenhuis Keukens showroom, you can discuss with an advisor whether this layout is feasible for your specific apartment and whether it suits your personal preferences.

When will the kitchen be installed?

The delivery and installation of the kitchen will take place after completion of the home.

Am I required to purchase a kitchen from Eigenhuis Keukens?

+

If you choose not to purchase a kitchen from Eigenhuis Keukens, you will not receive a price reduction if the kitchen is omitted.

Does each apartment have an outdoor space?

+

Yes. All apartments have a private balcony or loggia. There is also a beautiful collective roof garden on the fifth floor and a nature playground above the parking deck on the first floor.

Does the building have an elevator?

+

Yes, there is an elevator available.

How sustainable are the apartments?

+

With EASE's sustainable apartments with at least energy label A++, you save on energy costs, contribute to a better environment and, in many cases, even receive a discount on mortgage interest. The building uses sustainable installations, including thermal energy storage (WKO).

Are the apartments gas-free?

Yes, the apartments will be delivered gas-free.

Are there common areas?

+

Yes. The building has several community facilities, including:

  • A collective lobby for meetings and activities
  • A collective roof garden on the fifth floor
  • A nature playground above the first floor parking deck
How is bicycle parking arranged?

+

There are ample bicycle facilities:

  • In the parking basement there will be a communal bicycle storage area
  • 18 scooter spots
  • A separate parking area for cargo bikes near the entrance and ramp on the first floor.
Is there parking for cars?

Yes. There are 60 parking spaces in the basement car park, 5 of which are reserved for shared cars under the collective management agreement. The price for a parking space can be found on the price list (under downloads). Optionally, you can buy a parking space with the apartment. A parking permit for residents on the street is not issued by the municipality. Not even if you do not buy a parking space in the building.

Sales & Conditions

What are the sale prices?

The sale starts on March 7 at 13:00. The exact sales prices for the apartments and parking spaces can be found on the price list (see Downloads).

What is freehold?

+

Sales prices include notary fees for delivery and division and tax taxes such as sales tax or transfer tax.

Will there be rental housing in the apartment building?

+

No, there will be no rental housing in this apartment building.

Will the apartments be sold on long leases?

+

Yes. The apartments are issued under perpetual ground lease from the City of Amsterdam under the General Provisions 2016. When purchasing, you have the choice to buy with an annual indexed ground rent payable. The guideline amount is approximately € 1,680, - per year. You can also buy the apartment based on perpetual bought-off ground lease. If you choose to commute the ground rent, the City of Amsterdam will charge you an additional interest fee on the commuted amount. Your financial advisor can give you more information about this.

Is there a requirement for self-housing?

Yes, there is a self occupancy requirement for the owner-occupied apartments. This self-occupancy obligation has been imposed by the City of Amsterdam for newly built owner-occupied apartments. The apartments may only be occupied by the owner.  However, renting to a first-degree family member, such as children is possible! How do I qualify for an apartment for sale in EASE?

The start sale begins on Saturday, March 7, at 1 p.m. From that date you can fill out the extended registration form on the EASE site. On the registration form you fill in your personal data. In addition, indicate your preferences for the building numbers, in order of your preference.

We also ask you to upload your financing statement/financial check. After the application deadline, apartments will be assigned based on the preferences chosen, with priority given to applicants who have attached a positive financial check/financing statement to their application.

What is a financing statement/financial check?

This is a written statement/letter from a bank or mortgage broker, stating the amount of financing possible with this new construction project and taking into account ground lease.

What is the amount of the service charge?

+

An indication of the service costs can be found on the price list (see downloads). This is an indication of the monthly contribution to the Owners' Association.

Construction is expected to start in Q3 2026.

When are the apartments expected to be completed?
